Project: Müliweg

Modern Living in a Naturally Idyllic Setting

Bauma 1 – Müliweg

Building description

Müliweg 6

Once known as Villa Gujer, this historic residence was originally built around 1821 as a Zürichsee vintner’s house. The carefully restored building retains its authentic character: beautiful old oak doors framed by sculpted sandstone arches, wood paneling, stucco work, and parquet flooring. Inside, elegant stuccoed ceilings and floral decorative elements highlight the property’s timeless charm.

The historic estate comprises 7 residential units.

Müliweg 8

Originally constructed as a mill and spinning facility, this building once harnessed the kinetic energy of water to power a rolling mill and mechanical spinning works. Today, it is listed as a regional heritage site. Müliweg 6 and 8 are linked by a two-story timber structure, blending historic character with architectural continuity.

Through its careful conversion, Müliweg 8 now offers 3 exclusive residences:

  • 4.5-room maisonette, approx. 125 m² (2nd floor/attic)

  • 4.5-room maisonette, approx. 140 m² (2nd floor/attic)

  • 4.5-room maisonette, approx. 150 m² (ground floor/gallery)

All apartments have been completely renovated to the core, featuring modern kitchens, generous layouts, and hand-selected ceramic finishes—seamlessly combining historic character with contemporary comfort.

Location

The Swiss Federal Railways (SBB) serves Bauma station every half hour via the S26 line Winterthur – Bauma – Rüti ZHof the Zürich S-Bahn (formerly the Tösstalbahn until 1918).

Postauto services:

  • 809: Bauma – Sternenberg

  • 835: Bauma – Juckern – Saland – Hittnau – Pfäffikon

Distances: Winterthur lies just 19 km away, while Zürich is 25 km in a straight line. The highest point of the municipality is Chlihörnli at 1,073 m above sea level, and the lowest is along the Töss in Saland at 595 m.

A Place with History

The industrialization of the Tösstal began in 1821, when water power was first harnessed for the textile industry. Once home to a thriving cotton-spinning and weaving trade, the factories ceased operations in 1989.

Today, agriculture employs less than 5% of the population. The local economy is shaped primarily by the service sector, with many residents commuting to Zürich or Winterthur for work.
