Building description
The venerable factory walls on Bäretswilerstrasse in Bauma have countless stories to tell. One of them begins with Heinrich Gujer, who in 1862 laid the foundation for his family’s future by constructing this very building.
Now, 160 years later, the historic site is coming back to life. Within the former factory, 15 apartments are being created alongside 12 commercial units, with an additional 5 apartments in the adjoining residential house. High ceilings pair with windows and shutters inspired by the original design, while modern comforts include fully equipped kitchens with integrated washer and dryer, natural stone countertops, and spacious bathrooms finished with polished screed and ceramic tiles. Energy needs are sustainably met with a photovoltaic system and pellet heating.
But it’s not only the interiors that captivate with their unique charm. The private estate grounds are equally remarkable: nestled between forest and the Wissenbach stream, they feature barbecue areas with seating, a playground complete with a pirate ship, and a converted transformer house that now serves as a playhouse.

Bauma station is served by the Swiss Federal Railways (SBB) every half hour via the S26 line Winterthur – Bauma – Rüti ZH of the Zürich S-Bahn (formerly the Tösstalbahn until 1918).

The municipality’s highest point is the Chlihörnli at 1,073 m above sea level, while the lowest is along the Töss in Saland at 595 m.
History & Economy
The industrialization of the Tösstal began in 1821, when water power was first harnessed for the textile industry. Once a thriving hub for cotton spinning and weaving, the factories closed in 1989.
Today, agriculture employs less than 5% of the population. The service sector and external workplaces dominate the local economy, with many residents commuting to Zürich or Winterthur.
